As with the rest of the Western Cape, the Paarl property market has been booming for several years with exceptional growth in residential property. Although a bit slower than previous years, property in this market is still appreciating by approximately 10% – 12% per annum.
Paarl is renowned for its beautiful scenic setting in the centre of the winelands, its award winning wines, rich historic background and first-rate schools. It is also considered by many as a safe location, and since it is only a 40 minute drive from Cape Town’s city centre and airport; it is no surprise that recently the area has been experiencing an influx of families from big cities such as Pretoria, Johannesburg and Cape Town. Paarl proudly bears the title of the third-oldest town in South Africa. Its balmy summers call for outside entertaining, a light but long lunch in the cool shade and glasses filled with world-class chilled wine. During the rainy Cape winters everyone moves their activities indoors, huddled around the fireplace with hot-chocolate.
Entry level property prices in the area start at roughly R400 000 and mid level properties range from R900 000 to R1,5-million. With estate living having become increasingly popular, properties within developments such as Pearl Valley, where the SA Open is hosted, have continued to experience good returns. The most expensive properties sell for approximately R9,5-million to R12,5-million. Exciting alternatives to golf estates include Klein Paryskloof, Val de Vie as well as the Winelands estate.
There is a definite scarcity of vacant land which in turn has a huge influence on prices of available land; for example a 375m² plot sells for around R500 000. Further property developments have been approved in the area for the end of 2007 and the beginning of 2008, and we fully expect the Paarl property market to continue vibrantly into the future.
