An ideal investment opportunity, a lodge in Maputo Province, Mozambique, with an established history of 8 years. Asking price is in the region of 5 million rand or US715,000, or nearest best offer. Buildings were valued in April 2005 at between US265,000 and US320,000. The rest of the asking price represents the land and goodwill. The land carries a title deed, and can be sold.
The lodge in question has a 58 bed capacity, with 1350 square meters of construction set on 4 hectares of land, just 900 meters off the main Road. The access road does not require 4 wheel drive, even during rains.
There is a 38 seat restaurant and conference room which is used for overflow restaurant seating (additional capacity of 40-50), plus swimming pool. Included in the sale is a manager's house, generator house with generators, storage buildings and staff quarters, and all necessary operating equipment minus the owner's personal items. This is, therefore, a turnkey operation, ready to be taken over, with reservations already received for over 6 months in advance.
There is tremendous room for development of the property as it is situated not far from Maputo, the most populous and highest income region of Mozambique. Although currently used mostly by tourists traveling by road, and as a conference centre, there is ample open space for development of a different type, perhaps to appeal to the numerous Europeans and others working in Maputo, for whom recreational opportunities are limited and expensive. A water park or country club would be equally feasible, and there is some interest in establishing a flying school based there.
Turnover has increased every year since takeover in 2001, making this a valuable investment opportunity. As the property has not been fully exploited, there is plenty of room for further growth.
Current owner wishes to sell as he has been working in the hospitality industry for over 40 years, and would like to pursue other, less demanding, projects, prior to retirement.
FURTHER INFORMATION:
COMPANY: The company would sell the business, not the company itself, so that new owners would start with a clean dormant Mozambican company, or else, if the new owner has a South African company he could register a branch operation in Mozambique.
TITLE DEED: the property is included in title deed, part of a 58 hectare farm property, on which the 4 hectares of the lodge are sited. The lodge property will be subdivided and transferred direct into new owners' name, and will carry its own title deed number
LOCATION: A low population "bush" area near the capital, Maputo, About 1 hour's trip to the beach at Macaneta, or 1 1/2 hours to the famous and popular lagoon at Bilene.
There is a village market near where we are able to buy fresh fruit, vegetables and bread, have sewing, shoe repairs or welding done! Very welcoming. Shopping trips to Maputo, which these days has everything needed, including luxury supermarkets, a Shoprite, Woolworths, Game, decent medical facilities, and great restaurants, including Thai, Indian, Chinese, Italian, Mauritian, Japanese and of course Portuguese.
In the other direction is the town of Manhica, the 3rd largest municipality in the province, and a large agricultural district including the sugar cane operations of Illovo Sugar. The local hospital, with a team of Spanish doctors, is conducting research on a malaria vaccine with the support of the Bill/Melissa Gates foundation.
OUTBUILDINGS AND EQUIPMENT: In addition to the above mentioned, there is a laundry area, generator house, store room, staff quarters (4 kitchen staff are normally resident during their 4 days' shift, the rest walking to and from the village several km away), campsite with 6 showers / toilets, manager's house, assistant manager's room, water tanks, and lawn mower. Equipment is turn key. Food and bar stocks would need to be purchased. Owners' personal furniture and items to be retained by owners, as are their vehicles, trailer and tractor.
WATER: Borehole, sweet and ample supply.
POWER: Currently operate off generator, but a rural electrification program is supposed to bring mains power to us soon. The electric department is happy to install immediately if an investor will pay the costs themselves.
TELEPHONE: Connected via cellular and data cable to e-mail and Internet. There are no telephone lines in the area. 98% of our reservations are made via amyl and it is dependable. There is a wireless Internet link operation in Maputo, and we may be within their range, although this hasn't been explored. We also subscribe to satellite TV.
GROUNDS: The lodge is seated on a rise, 900 m off the main north / south highway. Vegetation is kikuyu grass and indigenous trees such as pod mahogany and coconut palms.
SECURITY: No bars on windows nor fences, and the night "guards" on the property are merely to wake up a manager in case of a late arrival. The same television has been sitting in the pub for 7 years, and you can steal it with a pair of scissors (just cut the mosquito screen), yet it is still there!
