A Mozambican registered company, Pemba Bay Limited, acquired 84,000 m2 of seafront property in Pemba, in the well-known Pemba Bay, the third largest natural bay in the world. The development will consist of 40 timber houses, a hotel and resort buildings and permanent managerial accommodation, all in the demarcated beachfront area. The hotel will consist of 20 single en-suite hotel rooms, a bar, kitchen, veranda, dining room, poolroom, offices, diving centre, fishing centre, yacht charter offices and ablution facilities. The other resort buildings will consist of two jetties, a concrete slipway and a boat workship which we be owned and managed by an independent interntional boat charter company who will offer the 5 day fishing and diving excursions. It is important to realise that the timber house belongs to the shareholder and he can do with it whatever he pleases. Investors who wish to participate in the rental pool option, can make their timber houses available for long-term rentals and the income plit on a rental-pool basis. RENTAL POOL OPTION The owners of the houses can decide whether they want to participate in the "Rental Pool" or not. There will be two rental pools, one for the twenty hotel rooms, for overnight stays and another for the houses for long-term accommodation. The rental pool works on the basis of paying the direct expenses and what is left over is divided amongst the rental pool participlants and paid into their Visa credit card accounts or any other nominated account. There are no "management fees" or any other undisclosed deductions from the rental pool income and the trustees of the Home Owners Association, which will be elected by all owners, will be directly in charge of the management of the rental pool. Every rental pool participator wil be entitled to 30 days free accommodation in his/her house or hotel room, whilst still sharing in the rental pool. All private use in excess of the 30 days will be at exclusion of the rental pool and at a nominal day tariff to cover his/her participation percentage of the direct costs ad administering the resort. All the rooms in the houses will be equipped with air conditioners, fridges and this will be the only electical usage required from the council.
