While Dullstroom has enjoyed enormous growth in recent years on the strength of its natural attributes and proximity to Johannesburg and Pretoria, it has retained its essential charm without becoming a victim of its own success. Contrary to suggestions in some circles that Dullstroom is past its best, every segment of the market here continues to enjoy solid growth. Demand is in fact picking up with enquiries being received daily for all manner of property opportunities.
The town remains prime destination for Gautengers and even those from other parts of Mpumulanga who seek to escape urban pressures. Every indication is that residents as well as developers and even Government departments, are determined to preserve Dullstroom's 'country village' heritage. By way of example of this, a proposal for a 1000-stand golf estate in the area was recently rejected on environmental grounds and the backers have been asked to return with a more scaled down version. Every home built in Dullstroom has to be approved by the Dullstroom Council for both construction and aesthetic standards."
Admittedly the town is now much larger and busier than it used to be, but there is acceptance that there are some compromises to be made if development, wealth and growth are to be accommodated. Fortunately there is sufficient land in the area to ensure generally low densities. For example, the new Lost Valley eco-estate 5km from Dullstroom on the Lydenburg road has no more than 35 stands in a 1000ha area.
A further example of a sound development is the Highland Gate Golf and Trout Estate about 18km south east of the town where about 75 percent of the 466 stands have been sold at prices ranging from R800 000 per stand. Infrastructure installation on the estate is well advanced and the first transfers have taken place. In terms of the general residential market in Dullstroom, prices are still reasonable with, for example, a two bed, two-bathroom home selling for about R820 000, ranging up to three-bedroom properties selling for about R1-million.
Undeveloped stands meanwhile are selling for between R250 000 to R450 000 for 1000sqm - numbers that are in keeping with much of the rest of the market in Mpumulanga. The image that Dullstroom is overpriced therefore has to be put to rest.
And there are still opportunities in the area for developers, notably in the retirement village market where there is a shortage of stock. "Further evidence of the robustness of the local market is the fact that private developers are putting up two new shopping centres on the main Lydenburg road to house boutique art shops, coffee houses and restaurants.
General Information :
Situated at 25º 25' S 30º 06' E, high up on the eastern escarpment, on the Steenkampsberg mountain range, Dullstroom is only 2 hours from Johannesburg and Pretoria, en route to the well-known Kruger National Park. The local building style of pointed-stone and wooden log homes, along with the many pubs, restaurants, lodges and quaint village shops have made this one of the most appealing tourist destinations in Mpumalanga.
With its moderate climate, crisp mountain air, and scenic beauty, Dullstroom lends itself perfectly to trout fishing. Trout were first introduced to the area in the early 1900’s, and today most dams in the area are stocked with rainbow and/or brown trout, and natural breeding occurs in many of the area’s rivers.
The area is also home to a large number of endemic bird species, and upwards of 150 species have been counted here, from raptors to water fowl. The Steenkampsberg is one of a few places in the world where all 3 South African species of crane (blue, crowned, and wattled) occur together. A concerted effort is being made to conserve these elegant bird species in the area.
Weather
Dullstroom has a unique micro-climate, almost sub-Alpine. Because of our high altitude (2097m above sea-level) Dullstroom is often colder than the surrounding areas, and can be entirely closed in by mist. The weather has a tendency to change rapidly, often giving rise to "four seasons in one day". The average summer temperature is in the region of 22 deg C. In winter it is not unusual to see the temperature dropping below freezing point. Fortunately most establishments here have open log-fires burning when the cold sets in. . Dullstroom enjoys an average annual rainfall in excess of 800mm.
Fauna & Flora
It is said that over 200 different species of wild flowers grow naturally in and around Dullstroom. Outside of the village area, one sees a vast array of wild flowers - gladioli, wahlenbergias, osteospermums and pelargoniums. On the outlying farm areas, along the rivers, it is not uncommon to come across tree-ferns - some of them over 100 years old. Bird-watchers frequent the area for a glimpse of some rare bird species, including all 3 species of South African cranes, Stanley's bustard, and the extremely rare and shy white-winged flufftail. Dullstroom is part of the Steenkampsberg range, which is home to many interesting mammals, from the seldom seen forest shrew, through the cape clawless otter, to oribi and grey rhebuck.

Birchcroft Private School Established in 2002, with 6 children, Birchcroft caters for all children from Grade 0 to Grade 12. Now in its 4th year, with 20 children, this little school is set for bigger things in the not-too-distant future.
